- View as many properties as possible so that you can make comparisons. Imagine yourself living in the house. Does it suit your needs & lifestyle?
- When you find a property which you are interested in, arrange a second viewing. Make sure it is the right property for you before you make an offer or pay for surveys or arrangement fees, etc. Look closely for any signs of wear and tear which may need money spent to repair.
- Find out as much as you can about the area. The three most important factors when buying a house are often said to be "location, location, location". Take time to chat to the owner or estate agent.
- Before making an offer ask if there is any other interest or if any offers have already been made.
- If you want the best price for your home take some time to present it at its best. All those little jobs which you meant to do, do them now!

- Forget the "freshly baked bread" and "fresh coffee" ideas. Simply take time to present the house at its best.
- When viewers call, be friendly! They could potentially be giving you thousands of pounds. It's worth a smile and a friendly word!
- Inside and out, make sure you don't give the viewers an excuse to reject your house.
