John Grant Limited provides a letting only service, a guideline of our service is as follows:-

Our Fees are as follows

Option 1 - Tenant Find only (payable on receipt of initial rent & security deposit) - £350 plus vat

Option 2 - Tenant Find plus 6 months guarantee (payable on receipt of initial rent & security deposit) - £350 plus £75 plus vat

Option 3 - Tenant Find plus 12 months rent guarantee (payable on receipt of initial rent & security deposit) - £350 plus £100 plus vat

We charge a registration fee of £50 (plus VAT) to cover marketing costs (Payable at the point of listing). THIS FEE IS REFUNDED ON SETTLEMENT OF FINAL ACCOUNT once TENANT IS SIGNED UP - THIS FEE IS NOT RETURNED IF PROPERTY IS WITHDRAWN OR LET VIA ANOTHER AGENT

This is thoroughly checking out any applicants wanting to rent your property, we check/ask for the following (if applicable):- 

What is Rent Guarantee...?

Through a trusted third party insurance company we include a Comprehensive Tenant Referencing Service plus Rent Guarantee for 12 months plus Legal Expenses to aid with Eviction. 

Sometimes even the tenants with the best references fail to pay the rent through circumstances beyond their control, such as redundancy or relationship breakdown. Rent Guarantee is designed to protect you, providing you with peace of mind.  

Rent Guarantee will offer Legal Expenses cover to obtain vacant possession of your property in the event that your tenant fails to pay the rent.

ENERGY PERFORMANCE CERTIFICATES (EPC's):

All properties listed for rental require an EPC. You can arrange this yourself or we can arrange it for you via a reputable company at a cost of just £90 plus vat. This fee is payable directly to the company carrying out the assessment. THIS IS NOW LAW - DFPNI can issue penalties of £200 for each breach. Order your EPC now.

PROPERTY INSURANCE

Please ensure that your home insurance is amended to cover tenants. We can offer advice and arrange suitable cover for you - please request a personalised quotation.

We provide you, via a third party insurance company, with a rent guarantee plus legal expenses policy to cover the eviction of tenants who have defaulted on their agreement. Option 1 does not include rent guarantee and legal services.

After our accompanied viewing (if required) if an applicant is interested they then complete a credit check application (the cost is payable by the applicant). At this stage we will discuss the application with you and indicate as to their suitability. If you are happy in principle with the tenant the credit check is then carried out & if they pass a date will be arranged for them to take possession. We will prepare a tenancy agreement and have same signed by the tenant, a suitable Guarantor (if appropriate) and yourself as landlord. A security deposit of one months rent, payable to you, will be requested together with one months rent in advance (different for NIHE tenants)

We strongly recommend that the rent should include the rates for the property and that you as landlord ensure that any rates due are paid.

We recommend that the electric, phone and any other bills be taken out of your name prior to tenancy commencement.

We recommend that a full inventory is prepared and given to proposed tenant prior to signing of contract – we can supply a template inventory if required.

Once the tenant has moved into the property, they are supplied with your contact information. John Grant Limited will have no further involvement between tenant and landlord during the tenancy

The following are the responsibility of the landlord

1. All properties with Gas Fired Central Heating must be tested annually by a suitably qualified engineer

2. All properties let with electrical appliances must be tested by a qualified engineer before the first tenancy commences together with the electrical installation

3. All furnishings supplied must display a tag showing that they are fire retardant.

4. All private tenants have a legal right to a rent book and Statement of Tenancy Terms, which must be provided by you free of charge. Your district council has powers to take legal action where this requirement is not complied with. (See Housing Executive Web site for sample forms)
